Main toh kehta hoon, agar budget tight hai aur location pasand hai, ek baar thorough due diligence kar lo. Builder se direct deal mat karo, resale ya through a good broker dekho. But has anyone tried selling their unit there? Resale value kaisi hai?
Amrapali ka experience toh mera bhi kharab raha hai. Mera ek friend ne Ajayabpur ke paas ek project mein liya tha, construction quality was terrible. Augusta Tower ka naam sunke bhi darr lagta hai. Efficient flats bol rahe ho, par andar ka kaam kaisa hai, yeh bhi dekhna padega. Paint, plumbing, wiring... woh sab bhi toh matter karta hai.
Possession date 2019-12-01 toh solid hai, total 328 units bhi kam nahi hain. Par OP ne community aur noise levels pucha tha. Koi hai jo wahan rehta hai ya regularly visit karta hai? Kaisa hai daily life aur society mein events hote hain kya?

Honestly, rent se toh better hi hai. ₹28 L – ₹51 L ka range first-time buyer ke liye theek lagta hai, especially Greater Noida mein. Aur flats efficient hain, jaisa OP ne bola. Budget mein option mil raha hai toh dekhna banta hai, par community ka point important hai.

Maintenance bhi bahut high hai aur society mein koi proper management hi nahi hai. Augusta mein bhi same na ho, ek baar physically sab check karna padega.
Sahi keh rahe ho, par jab possession mil gaya hai toh ab kya problem ho sakti hai? Mera friend toh Alistonia Estate mein phasa hua hai abhi bhi, usko toh 2 saal se date pe date mil rahi hai. At least Augusta mein toh log reh rahe hain.
