Okay I'll be honest, I'm seriously regretting booking that flat in Amrapali Green Valley. Kids have moved out and I wanted something manageable, but the possession is delayed by almost 3 years now! Matlab, what to do? They keep saying 'next quarter', 'next quarter'. My resale of existing property is stuck because of this. Anyone else facing similar delays? Should I just cancel and lose the booking amount?

I heard the new Jewar airport is going to boost property prices in Noida. Maybe hold on to your booking for a while longer?
Don't be swayed by the hype. Jewar airport is still years away. Focus on the present situation and make a practical decision.
So, what's your next step? Are you planning to file a complaint with RERA or explore other options?
Builder ne phir se date extend kar diya lol. This is becoming a joke.
Be careful - Amrapali has a history of diverting funds. Even if NBCC completes the project, there might be hidden costs later on.
Check the builder's past projects. How many were delivered on time? That's the best indicator of their reliability.
Did you get any compensation for the delay? RERA mandates compensation for delayed possession.
Aaj kal toh everyone is investing in real estate. But due diligence is crucial. Don't just blindly trust the builder's promises.
Sector 150 is booming right now, with new projects and better infrastructure. Maybe consider investing there instead? Rates are around 7k/sqft.
Before cancelling, find out what the current market value of similar properties is. You might be surprised. Property prices in Noida have gone up significantly in the last few years.
Which floor is your flat? And what's the super area? Maybe someone here is looking to invest, you never know.
Amrapali toh dub gaye. I feel sorry for anyone who invested with them. It's a complete mess.
Don't cancel just yet! Explore all options. Maybe you can find a buyer willing to take over your booking? You might recover some of your investment.
Finding a buyer for an Amrapali project? Good luck with that! Market sentiment is very negative.
True, but desperation can make miracles happen. Lower the price significantly and maybe someone will bite. But be transparent about the delay!
My cousin booked in Amrapali Sapphire in 2010. He *finally* got possession last year, after countless court visits and protests. It's a long, painful process.
Is there any hope for projects under NBCC? I heard they're taking over some Amrapali projects. Green Valley included?
True! They're more reliable, but their timelines are still stretched. Patience is key.
NBCC is involved, but the progress is slow. Check their website for updates. They have a dedicated page for Amrapali projects.
NBCC is like a government employee...kaam toh karenge, but apni speed se. Don't expect miracles.
Amrapali... Arre yaar, it's a black hole of money. Cancellation mein bhi mushkil hogi, they'll deduct a hefty amount. But 3 years is too much. Have you tried talking to other buyers in the same project?
Exactly! They'll find any excuse to deduct money. 'Processing fee', 'Cancellation charges', blah blah. Loot macha rakha hai.
U3, good point about talking to other buyers. Strength in numbers, right? Maybe a joint legal notice can put some pressure.
Haan, a buyers' association is key. Unity se hi kuch hoga. Individual cancellations will get you nowhere.
I bought in Sector 76 five years ago, near the metro station. Thankfully, my builder was relatively reliable. But even then, there was a delay of 6 months. Noida mein yahi problem hai.
RERA registration number hai toh check karo. At least you'll know the official deadline. But even that is not a guarantee, sadly.
Good point! RERA registration number is UPxxxxxxxx. Search on the UP RERA website. It's a starting point.
Even with RERA, enforcement is weak. Builders just keep paying fines and delaying. It's a joke.
Bhai, Amrapali ka naam sunte hi darr lagta hai. Green Valley is just one of their many delayed projects. You're not alone. Check RERA website, you might find some hope there.
3 years delay? That's criminal! I'd seriously consider legal options. RERA mein complaint file karo. At least start the process.
