Honestly, buying for myself is way harder than advising clients. I'm checking Amrapali Cloud Ville, completed project in Noida Ext. ₹70L-₹1.94 Cr range hai. Capital appreciation kitna expect karein ab? What's the real rental yield? Resale market kitna liquid hai, easy exit milega kya? Off the record, investor vs end-user ratio kya hai? Ghost society ka darr hai.

Sabki baatein sunke aur darr lag raha hai. But ek positive point ye hai ki project completed hai, toh at least construction delay ka tension nahi hai. End-user ke liye yeh ek plus point ho sakta hai agar occupancy decent ho. But haan, builder ka track record aur resale liquidity major concerns hain. Koi bata sakta hai ki maintenance charges kitne hain yahan per month? Woh bhi budget mein add karna hoga na.
Amrapali ka naam sunke hi dar lagta hai. Pata nahi kitne logon ka paisa fasa hua hai.
Capital appreciation kitna realistically expect kar sakte hain given it's a completed project? Aur rental yield kitna aata hai yahan? I'm trying to figure out if it's a good investment for future or just a place to live in. Both are important for me.
Agar infrastructure aur connectivity improve hui future mein, toh long-term mein thoda potential ho sakta hai. But for now, don't compare it with prime areas like Alpha-II Commercial Belt. Rental yield 2% ke aas paas hi maan ke chalo, usse zyada nahi.

Realistically, Noida Extension mein capital appreciation ab slow hai. Completed project mein jump expect mat karo. Rental yield bhi 2-3% se zyada mushkil hai aajkal. Current market conditions bahut tough hain for high returns.
Initial post mein jo 'ghost society' ka darr mention kiya hai, woh bilkul real hai. Amrapali ke kaafi projects mein occupancy issues rahe hain. Kya Amrapali Cloud Ville mein abhi bhi occupancy kam hai? Kahin Ajayabpur jaisa haal na ho jaye jahan log flats leke phas gaye hain aur society khaali padi hai. Resale market mein aisi properties kaun khareedega phir?
Exactly! Mere ek relative ne Alpha I Greater Noida mein ek project mein invest kiya tha jo Amrapali ne banaya tha. Aaj tak bechne mein dikkat ho rahi hai. Buyers ko trust hi nahi aata. Cloud Ville mein bhi ye issue ho sakta hai, especially for first-time buyers like us.
Possession toh 2018-12-01 ka hai, but maine suna hai ki amenities abhi bhi poori tarah functional nahi hain. Jab tak log poori tarah shift nahi hote, occupancy kam hi rehti hai. Isse rental income par bhi asar padta hai.

Sahi keh rahe ho. Ek friend ne Noida Ext mein hi liya tha, Alistonia Estate ke paas, same budget range mein. ₹70L ka bolke ₹75L tak chala gaya tha final cost. Amrapali ke case mein toh aur double check karna padega.
Bhai, ₹70L mein 2BHK mil toh jayega, but be careful with hidden charges. Maintenance, registry, sab add karte jao toh bill aur badh jaata hai. Builder ki reputation ka toh darr rehta hi hai.
