Hey Propmyna fam, I've been looking into Amrapali Empire in Ghaziabad, a completed project spanning 3.95 acres with flats priced from ₹57.86 L to ₹95.47 L. It even has a RERA ID, UPRERAAGT10119, which usually brings a sense of security for buyers. However, we all know the Amrapali Group's history. Their financial collapse, the fraud allegations, and the Supreme Court's landmark 2019 judgment cancelling the group's RERA registration for defrauding homebuyers, are still fresh in memory. This is where the red flags start waving for me. Even though Amrapali Empire is physically completed and has a RERA ID, the dark cloud of its original developer's past raises serious questions about long-term buyer protection and regulatory safety. For existing residents, what does this mean for ongoing maintenance, common area management, or any future structural concerns? Who is ultimately accountable when the original builder is in such disrepute? While the project itself might be finished, the legal and financial integrity of its foundation, the builder, is severely compromised. This complicates things immensely. For anyone considering buying a resale flat here, I'd urge extreme caution. The listed RERA ID offers little comfort when the group behind it faced such severe legal action. My honest take: While the price point of ₹5790/Sqft might seem appealing, the regulatory and legal risks stemming from the developer's history make Amrapali Empire a very high-risk proposition for end-users seeking peace of mind.
