Amrapali Enchante ka ₹75 lakh price tag for a 2BHK is making me think hard about investing. I'm fed up of renting, want to put money into equity. Builder ka past delivery record thoda dicey raha hai, toh Enchante time pe complete hoga kya? Also, Greater Noida mein rental yield kitna realistic hai for these projects? Resale market mein exit karna easy hoga ya phans jayenge? Koi real experiences share karo please.

Location theek hai, but rental yield ka kya scene hai? Agar main ₹75L laga raha hoon, toh at least 20-25k rent expect karunga. Anyone getting decent rents in projects around this area, maybe near Alistonia Estate or Alpha I? What's a realistic 2BHK rent for a property like this in Greater Noida?
Haan, ₹15k for ₹75L is quite low. You'd need significant appreciation to make it worthwhile. The resale market is not very liquid for these high-value properties unless it's a very prime location or a reputed builder with a good track record. Enchante ka possession date 2026-12-31 hai, tab tak market aur bhi badal sakta hai.
I have a 2BHK in Alpha I, Greater Noida, which I bought for around ₹70L two years ago. I'm getting about ₹15,000 per month rent, which is not great for the investment. It's barely 2.5% yield. Plus, finding good tenants consistently is a challenge with so many new projects coming up.
But the location of Enchante is quite good, near the expressway. And ₹75L for a 2BHK in Greater Noida isn't *that* bad if you compare it to prices in Noida proper. RERA registered bhi hai (UPRERAPRJ13977), doesn't that offer *some* protection against delays? Total units 650 hain, toh shayad jaldi complete ho jaaye?
Sahi baat hai. RERA toh bas ek formality banke reh gaya hai kai builders ke liye. Delays toh standard hain.
RERA gives you a legal recourse, but it doesn't magically make builders deliver on time. My cousin booked a flat in a RERA-registered project in Ajayabpur, Greater Noida, with a 2024 possession date. It's already delayed by a year, and the builder just keeps giving new excuses. Resale market mein exit karna bhi mushkil ho sakta hai, especially in Greater Noida right now, unless the project is fully developed and occupied. Current market mein, buyers are very cautious.
Yaar, Amrapali ke pichhle projects ka haal dekh kar toh lagta hai Enchante bhi gamble hi hai. Mera ek dost Alpha-II Commercial Belt mein Amrapali ke ek project mein phasa hua hai. 2018 ki possession thi, abhi tak sirf khaali promises hain. Paisa block ho gaya hai uska. UPRERAPRJ13977 registration hai, but kya guarantee hai ki is baar time pe denge? Builder ka track record matters more than RERA sometimes.
