Amrapali Greens ROI claims are just brochure talk.

Been looking at Ghaziabad properties for the last few months, and Amrapali Greens (completed) caught my eye. I'm based in Dubai, so ground reality check is tough. What's the actual rental yield for a 2/3 BHK there? Builders usually project high, but what's the real monthly income for an investor? Also, given the price range (₹1.10 Cr–₹1.85 Cr), what kind of capital appreciation has it seen since launch? Is the resale market active enough for a decent exit strategy in 5-7 years? I can't do site visits myself, so I'll definitely need a good property manager. Legal clarity on power of attorney also worries me, especially for someone investing from abroad.
