Everyone bashes Amrapali Group, but honestly, I think the hate is overblown. Currently in a 2BHK in Sector 76, Amrapali Green Valley. Okay, delayed possession *zaroor*, but construction quality seems decent enough. I'm thinking of upgrading to a villa, but is the price jump worth it if everyone keeps saying Amrapali is bad? My main concern is hidden charges. Heard stories of insane PLC and EDC at possession. Already have a home loan, so don't want any extra surprises. Builder ka track record kya hai regarding RERA compliance now? Are they actually following rules these days? Are the amenities promised actually delivered? Change my mind.

Honestly, Amrapali's reputation is deserved. They got away with a lot for too long. Don't reward them by buying more property from them. There are better options in Noida, even if they cost a bit more.
Agreed. Amrapali is a hard pass for me. Too much risk, too much headache. Life is too short to deal with builder drama.
U16, I wouldn't touch it with a ten-foot pole. Sector 93A has better options. Look at Jaypee Greens or Supertech (if you're feeling lucky lol).
OP, check the RERA registration number and see if there are any complaints registered against the project. That's the bare minimum.
Market conditions are changing, bro. Interest rates are going up. Think long term. Amrapali might be cheap now, but will it appreciate as much as a more reputable builder's project? That's the question.

My cousin booked a flat in Amrapali Leisure Valley years ago. He got possession, but the registration charges were ridiculous. He ended up paying almost 2 lakhs extra. Be prepared for such surprises.

My parents bought in Amrapali Sapphire in 2010. Possession mila 2018 mein! 8 years delay. Amenities are still incomplete. Pool is always dirty, gym equipment broken. Don't make the same mistake we did.

PLC and EDC are a big concern. Ask for a detailed breakdown in writing before you even think about booking. Don't trust their verbal promises. Everything should be documented.

Bhai, EDC rates are linked to govt. revisions also. So even if builder is genuine, they can't control that part. But PLC is their game!
Anyone knows the current status of Amrapali Centurian Park Terrace Homes in Sector 93A? Thinking of investing there, but scared after reading all this.
U5, run. Run far away. There are better options in Noida Extension, even if they are slightly more expensive. Peace of mind is worth the extra money, trust me.
U5, look into Gaurs or ATS. Slightly higher priced, but much more reliable. Amrapali is a risk you don't want to take as a first-time buyer.
ATS is good, but their maintenance charges are crazy high! Worth considering though.
Gaurs is building like crazy in Noida Extension. Delivery might be faster, but check the quality carefully.
Sector 76 is relatively better than some of their other projects. But villa upgrade? Are you sure? Have you checked the resale value of Amrapali villas? It might not be as high as you expect.
Undeservedly bad? Bhai, Amrapali toh synonym hai for delay and legal issues. Sector 76 mein ho toh bach gaye, many are still stuck without homes. Villa upgrade? Think twice, seriously.
I partially agree. Construction quality is not bad, but the delays are a massive headache. My friend bought in Dream Valley, still waiting for possession after 7 years. What's the point of good construction if you can't even live there?
Hidden charges toh Amrapali ka USP tha! I heard stories of people paying extra for parking, clubhouse, sab kuch. RERA compliance? Check the RERA website, but don't trust it blindly. Get a lawyer to review everything before you sign anything.
U3, you are absolutely right. Lawyer is a must. These builders will try anything to squeeze more money out of you.
