Honestly, I'm completely fed up of renting. Landlord ne phir rent badha diya. Amrapali Leisure Valley mein 3BHK dekh raha hoon. Brokers bolte hain negotiation possible nahi. Direct builder se deal karein ya brokers ke through best price milti hai?

Also, check RERA for project approvals and builder history, especially with Amrapali. Don't rush into it, do your due diligence.
Amrapali Leisure Valley? Bhai, Amrapali ke track record se darr lagta hai. Mere ek rishtedaar ne Amrapali Silicon City mein invest kiya tha, possession mein 5 saal late ho gaye. RERA complaint bhi ki thi, but still stuck. Leisure Valley ka possession status kya hai abhi? Kahi aap bhi phas na jaao.
Builder ne phir se date extend kar di lol. Yeh toh standard ho gaya hai.
Haan, main bhi pehle Leisure Valley dekh raha tha, but jab pata chala ki project stuck hai aur builder ka reputation kharab hai, toh I shifted my focus. Ab Alistonia Estate mein ek project dekh raha hoon, wahan builder ka track record better hai aur construction on track hai. Price per sqft bhi thoda reasonable hai aur amenities bhi ache hain.
U5, sahi keh rahe ho. Leisure Valley ka bhi possession delay hua hai. Maine RERA site pe check kiya tha, construction bahut slow hai, aur deadlines baar baar miss ho rahi hain. Current market conditions mein buyers bahut wary hain Amrapali projects se, especially with their past issues.
Honestly, direct builder se bhi koi guarantee nahi hai ki best deal milegi. Sometimes, builders have tie-ups with specific brokers who get better rates due to bulk bookings. It's a tricky situation for first-time buyers like us.
But if you push hard, sometimes direct works. I got a small discount on a plot near Alpha I Greater Noida by negotiating directly with the land owner, not a builder though. For a big builder like Amrapali, it's harder, but worth a try if you have time and patience.
Totally agree, U2! Mere ek dost ne Amrapali Dream Valley mein direct builder se baat ki thi, but unko final price broker se bhi zyada mili. Builder ne bola ki brokers ko bulk booking ki wajah se better rates milte hain, aur unki inventory clear hoti hai. So, not always better direct. You need to compare apples to apples.
