OC issues are the worst. Mera bhi ek project mein OC pending hai for ages. Builders just hand over possession without proper completion certificates and then buyers are stuck. This thread is a good reminder to be super careful. Thanks for the heads up, OP.

But jaise aapne bataya, bahar nikalte hi thoda aware rehna padta hai, especially on deserted roads or late at night. It's not specific to Leisure Valley, but a general Noida issue in some pockets. As for the price premium, it's a tough call. If space is your absolute priority and you can manage the commute/utility issues, then maybe. But don't expect smooth sailing.
