Kids have moved out, so I'm selling our big house. Thinking of a 2BHK in Noida. Don't need such a big place anymore, you know? Resale of existing property is almost done, so looking at options. Heard Amrapali projects are getting completed now. Is it worth considering? Kya kisi ko pata hai about the construction quality after all the delays? Matlab, plaster cracks toh nahi aa rahe? Also, Supertech ka kya scene hai after the Twin Towers demolition? Are their projects bank approved easily? Honestly not sure which one to trust for peace of mind in my old age. Want something manageable and near a good hospital. Any suggestions?

Overall, if forced to choose, I'd lean slightly towards Amrapali (NBCC-completed projects), but only after a very thorough inspection and legal vetting. Still, I'd personally prefer looking at other builders with a cleaner track record for peace of mind.
Don't just look at the builder's reputation. Check the society's maintenance charges too! Some societies charge exorbitant amounts. It's a hidden cost.
I bought a resale flat in Sector 44. Old construction, but solid. No builder headaches. Maybe consider that option too? Thoda renovation karwana padega, but it's worth it.
Supertech's Eco Village projects are relatively cheaper. But they're far from everything. Connectivity is a problem. Think about that too.
Before finalizing, visit the site multiple times. Day and night. See the traffic situation, noise levels, etc. Don't rely on brochures.
So, what did you decide, Uncle ji? Amrapali or Supertech or something else entirely? Curious to know!
Honestly, for your age, senior citizen friendly amenities are important. Ensure the project has those. Ramp access, lifts, emergency call buttons... these things matter.
What's your budget? That will help narrow down the options. Sector 150 has some good projects, but it's a bit far from the main city.
Amrapali Dream Valley Phase 2 is supposed to be ready by year end. But I'm not holding my breath. Builder ne phir se date extend kar diya lol.
Check the carpet area carefully! Builders are notorious for promising one thing and delivering another. RERA mein check karna, sab details mil jayenge.
Sector 75 mein ek new project aa raha hai. Check that out. Near Fortis hospital bhi hai. Forget Amrapali and Supertech, trust me.
My father-in-law bought in Amrapali Sapphire before all the mess. Now, NBCC is finishing it. He visited last month, said the construction quality seems okay, but finishing is average. No plaster cracks yet, though.
Guys, remember the market is hot right now. Interest rates are rising. Don't delay too much in deciding. Otherwise, you'll pay more.
I invested in Supertech Emerald Court (before the demolition, obviously). Lost a lot of money. Never again. Amrapali or Supertech? Neither! Run away!
U12, Emerald Court toh disaster ho gaya. Sorry to hear that. But Supertech has other projects too. Maybe not all are bad?
U13, bhai, once bitten, twice shy. I wouldn't risk it even if they're offering a penthouse for free!
U13, the trust is gone, yaar. How can you trust them after something like that?
Bhai, 'peace of mind' and 'Noida builders' in the same sentence? Impossible! Jokes apart, Amrapali's Violet project is almost ready. Heard good things about it. But still, due diligence is key.
U3, 'almost ready' is the key phrase, isn't it? Possession mila kya kisi ko? I've been hearing 'almost ready' for 2 years now!
Haan exactly, Noida mein yahi problem hai. 'Almost ready' matlab never ready!
U4, true that! My friend booked in 2016, still waiting. He's fighting a case now.
Supertech ka scene is dicey. Banks are still hesitant to approve loans for their projects after the demolition. Amrapali, NBCC is a government entity, so that's a plus. But quality... hmmm.
Uncle ji, I understand your situation perfectly. But honestly, both Amrapali and Supertech have baggage. Amrapali, at least, is getting completed under NBCC now. Supertech... well, the twin towers say it all, right? Plaster cracks toh honge hi, bhai, Noida mein toh normal hai. But check RERA registration carefully.
Sir, I would suggest looking at ATS or Godrej if peace of mind is your priority. Thoda costly hoga, but worth it for your age. Amrapali and Supertech... I wouldn't touch them with a barge pole.
