Heard Amrapali projects had massive delays, sahi hai? Supertech bhi time pe nahi dete kya? I'm looking for ready-to-move options, not under construction. What's the real story on hidden charges for both, especially maintenance? Any personal experiences, anyone? Which one would you pick and why? Mujhe advice chahiye, yaar.

Bechare buyers phas jaate hain. Builders are all the same – promise the moon, deliver nothing.
Don't fall for the 'attractive' payment plans. They're designed to trap you. Stick to a simple payment plan linked to construction milestones.
Did the original poster decide on anything yet? Which project are you leaning towards?
Whatever you choose, do your due diligence. Check the builder's track record, visit the site, talk to existing residents. Don't rush into anything.
U4, ATS is out of my budget, yaar. Looking for something more affordable. Maybe resale in a decent society is the only option.

Sector 150 is expensive! Expect to pay around 7k-8k per sq ft for a good project.
Prices are rising in 150 because of the Jewar airport. Good investment for the long term.
7k-8k? Too much for Noida! I'll stick to Ghaziabad then.
Hidden charges are a big problem. They'll tell you one thing during booking and then add all sorts of fees later. Be very careful.
Location is key! Don't just look at the builder, look at the infrastructure around the project. Schools, hospitals, metro connectivity... these things matter in the long run.
What about maintenance charges? Anyone has an idea what Supertech and Amrapali are charging currently? Per sq ft?
Supertech usually charges around Rs. 3-4 per sq ft. Amrapali is lower, but that's because they don't even maintain the property properly!
Rs 3-4 is too much! I'm paying Rs 2.5 in my society in Sector 75. Negotiate karo yaar!
I would pick Supertech over Amrapali, but ONLY if it's a ready-to-move project and you negotiate hard on the price and hidden charges. Get a lawyer to review the agreement before you sign anything.
Amrapali? Na baba na. Supertech is a lesser evil, but still evil. Invest wisely!
Hidden charges? Both Amrapali and Supertech are notorious for it. Parking, club membership, power backup... they'll squeeze you dry. Read the fine print CAREFULLY.
Mera personal experience: Supertech Eco Village 2. Promised possession in 2016, finally got it in 2020. And the quality? Pathetic. Leakage everywhere. I regret my decision every single day.

Bhai, Eco Village naam hi kharab hai. Stay away from that area altogether.
Ready-to-move chahiye toh Supertech Hyde Park dekho. But prices are high. Amrapali Grand is also ready, but the location isn't great (near Dadri Road).
Sahi baat hai U1. I invested in Amrapali Sapphire back in 2010, abhi tak possession nahi mila. Case court mein hai. Supertech Emerald Court demolition ka bhi scene yaad hai na sabko?
Yaar, I'm also confused. Everyone says the same thing about delays. But where ELSE do we invest in Noida? Sector 75, 76, 77... sab jagah same problem hai. Is there ANY builder with a good reputation?
U3, try ATS. Thoda expensive hai, but they generally deliver on time. Otherwise, resale is the safest bet. Check out projects near the new metro line extension, prices are rising there.
ATS is good, but even they have had delays in some projects. Nothing is guaranteed. I would suggest checking RERA registration and project completion timelines very carefully before investing.
RERA registration toh sabke paas hota hai bhai. Doesnt mean anything. Completion timelines are just estimates anyway.
U6, RERA registration gives you some legal recourse at least. Better than nothing! And check the builder's track record on the RERA website itself.
Exactly U7! RERA website mein details check karo. Kitne projects delayed hain, kitne completed. Sab pata chal jayega.
Amrapali? Bhai, bhool jao. Massive delays is an understatement. Supertech is slightly better, but 'time pe' is a joke in Noida. Ready-to-move chahiye toh resale mein dekho, new projects are a gamble.
