Noida mein property lene ka plan hai, confused hoon. I'm looking at some projects, and Amrapali and Supertech keep popping up, but honestly, I'm scared given their history. Has anyone recently bought in an Amrapali project after the NBCC takeover? Construction quality kaisi hai? Supertech ka kya scene hai? I heard they're also facing issues. My parents keep saying builder ka track record dekhna important hai. Kya kisi ko pata hai, between these two, who's more likely to actually deliver on time now? And what about hidden charges at possession? PLC vagarah kitna extra lagta hai? Ab samajh nahi aa raha kya karoon.

Builder ne phir se date extend kar diya lol. Noida mein toh yahi chalta hai. It's like a tradition.
Check amenities completion before booking. I made that mistake. Booked thinking 'clubhouse will be ready soon'. It's been 5 years!
Current market mein, rates are rising like crazy. If you can afford it, maybe buy now. But definitely do your homework before investing in Amrapali or Supertech.
I feel that right now, Amrapali projects being completed by NBCC are *relatively* safer. But 'safer' doesn't mean 'safe'. Supertech is a bigger gamble. Risk hai, toh ishk hai... but ishk soch samajh ke karna.
Sector 74 is a good location though. Connectivity is good. Just be very careful with the builder.
I bought in Sector 150 three years ago. Rates have almost doubled since then! But now with the new metro line extension, Sector 148 is also becoming attractive. Maybe explore there?

U14, depends on the project and floor. But expect at least 200-300 per sqft for PLC if you're looking at higher floors.
U14, read the fine print of your agreement carefully. They try to sneak in all sorts of charges. Get a lawyer to review it!
Don't just look at the builder's name. Look at the specific project. Some Amrapali projects are actually getting completed now. But Supertech? I'd be very, very cautious.
Hidden charges? Bhai, woh toh sab mein hota hai. PLC, parking, club membership... sab extra. Budget se 10-15% upar hi sochna padega.
Supertech ka scene toh bahut kharab hai. They are drowning in debt. Amrapali under NBCC has a better chance of survival, I think. But still, do your due diligence!
Mera bhi same experience tha 2 years ago. I was deciding between Jaypee and Amrapali. Thank god I went with Jaypee, even though they also delayed. At least I got possession! Amrapali toh...

Amrapali aur Supertech? Bhai, you're playing with fire! Both have seriously checkered pasts. I wouldn't touch them with a ten-foot pole, especially after the NBCC thing. Dekho toh sahi kitne cases pending hai.
Totally agree with U1. Noida mein aur bhi builders hain. Why risk it? Gaadi kam chalao, but safe chalo.

U3, I'm looking at Sector 74. Amrapali Dream Valley phase 2. Heard NBCC is involved now. Is it true they are actually delivering units?
U4, late possession is still late possession. Are they compensating for the delay? Don't forget to negotiate that!
U4, Dream Valley Phase 2? My cousin booked there. He got possession 6 months late, but he did get it! Quality is decent, not amazing. But better than before NBCC.
U4, check the RERA website for Dream Valley. They should have updated timelines there. Don't just trust the builder's promises.
