Completed projects often hide their own set of investor risks, especially with certain builders. I work in real estate but finding my own investment property is tough. I'm looking at a 2BHK in Amrapali Pan Oasis, Greater Noida, around ₹1.1 Cr. Project toh completed hai, but the builder's past delivery track record makes me pause. My main concern is the actual rental yield. Brochure numbers toh sab dikhate hain, but what's the ground reality? Can I realistically expect a 3% yield, ya usse bhi kam? And the resale market? Kitna liquid hai yahan? Not sure if it's a ghost society scenario with high investor ratio, making exit difficult in 5-7 years. Kya aap logon ka experience hai with actual ROI here?

Yaar, completed projects mein bhi investor risks kam nahi hote, especially with Amrapali. I'm looking at a 2BHK in Pan Oasis, Greater Noida, around ₹1.1 Cr. Project toh completed hai (Possession date 2021-06-15), but builder ka track record sunke darr lagta hai. My main concern is the actual rental yield. Brochure mein 3% dikhate hain, but ground reality kya hai? Aur resale market kitna liquid hai yahan? Kahin ghost society na ban jaye with high investor ratio, jisse exit mushkil ho 5-
