Currently in a 2BHK in Sector 75, thinking of upgrading to a bigger space. I'm seeing some resale options in Amrapali Green Valley. But heard so many horror stories about Amrapali Group. Is it even worth considering after all the legal issues? Or should I just look at other builders? What about construction quality? Any advice? Is it worth the risk considering price and location? What does the community think?

So, OP, what are you leaning towards now? Still considering Green Valley?
One more thing: check the builder-buyer agreement very carefully. Make sure it protects your interests in case of delays or other issues.
Has anyone done a proper due diligence on the Amrapali Green Valley project after NBCC took over? Like a legal audit? Worth investing in that before taking the plunge.
Sector 75 is a good location, but the Amrapali risk is real. Consider other projects with better reputations. Your hard-earned money is at stake.
Check the carpet area carefully. Some builders inflate the super area to make the property seem bigger than it actually is.
I am staying in sector 78. Sector 75 is a good location but do consider the traffic during peak hours. It can get really bad.
Ultimately, it's your decision. But weigh the pros and cons carefully. Amrapali is a high-risk, high-reward situation. Are you comfortable with that?
Before deciding, visit the site and talk to existing residents. Get a firsthand account of the situation. Don't just rely on online reviews.
Anyone know the current circle rate in Sector 75? Need to calculate stamp duty.
I'd personally avoid Amrapali. The mental peace is worth more than a slightly lower price. Look at other projects in the vicinity. Many better options are available now.
My friend bought in Green Valley 2 years back. Possession mila, but still facing issues with electricity and water supply. Builder ne phir se chuna laga diya.
Don't forget to factor in the cost of interiors and furnishings. That can easily add another 10-15 lakhs to your budget.
I'm also looking in Sector 75. Amrapali aside, what are some other good options for a 3BHK under 1.5 Cr?
U11, check out projects by Ace Group or Max Estates. They have some good options in that range. But prices are going up fast due to the new metro line.
U11, Lotus Greens Broadwalk mein bhi dekh sakte ho. Location acchi hai and they seem to be delivering on time.
Market is crazy right now. Rates are up 15-20% in the last year. If you're waiting for prices to drop, you might be waiting a long time.
True that! Interest rates are also climbing. Abhi nahi toh kabhi nahi wali situation hai.
Construction quality of Amrapali was always questionable. Even if NBCC finishes it, don't expect top-notch quality. Be prepared for maintenance issues down the line.
I bought in Amrapali Dream Valley (Tech Zone 4) back in 2015. Still fighting for possession. Court cases, builder bhaag gaya... It's a nightmare. I wouldn't touch Amrapali with a ten-foot pole. My personal experience, baaki aapki marzi.
U4, bhai, that's terrible! I'm so sorry to hear that. This is exactly what I'm afraid of.
U4, same here! Amrapali Sapphire mein phasa hua hoon. Paisa bhi gaya, ghar bhi nahi mila. Lawyer fees alag se.
U4, Dream Valley ka toh bahut bura haal hai. Heard they're trying to get NBCC to finish it, but who knows when that'll happen.
Green Valley is under NBCC now, right? That makes it a bit safer, doesn't it? Anyone know the current status of construction?
NBCC is involved, yes, but things are still slow. Don't expect miracles overnight. Check their website for progress reports.
NBCC is definitely better than the original Amrapali. But even they are facing delays due to funding issues. Keep that in mind.
Amrapali Green Valley? Bhai, risky toh hai. Heard too many stories about delayed possessions and incomplete amenities. But the location is prime. Tough call. Dekho, apna risk tolerance kya hai.
Totally agree with U1. Amrapali is a gamble. Location is good, but is it worth the headache? Maybe look at Godrej or ATS nearby. Thoda mehenga hoga, but peace of mind bhi toh important hai.
Which tower are you considering in Green Valley? And what's the asking price? That'll help us give better advice. RERA registration check kiya?
