Shubhkamna ki carpet area efficiency is actually quite good for an older project. Around 70-75% easily. Amrapali mein toh super built-up area dikha ke kuch aur hi nikalta hai. But yeah, Shubhkamna mein amenities modern nahi milengi, that's the trade-off.
