Amrapali Vaishali: Brochure vs. reality
Did a site visit to Amrapali Vaishali on Saturday, wasn't expecting this. I'm currently in a 2BHK, thinking of upgrading. Brochure showed great green areas and a huge clubhouse. On-site, it felt cramped. For residents, is the maintenance worth it for actual amenities? Does it feel like a genuine home?

Honestly, for a completed project from 2008, you're buying into an established community, for better or worse. The price range is wide, so maybe a smaller unit is more reasonable. But don't go in expecting new-age amenities or pristine facilities. It's a trade-off for the location. Have you looked at any other options in the area, like near Abhay Khand?
I checked out a place in Abhay Khand last month, same story. The brochure looked amazing, but on site, it was just... old. The main issue is that these older projects often come with hidden costs for repairs or upgrades. For a first-time buyer, that's a big risk.
That's a fair point, U13. I've seen some older apartments in Abhay Khand too, and they have similar issues with maintenance and dated designs. It seems like a common theme for this particular era of construction in Ghaziabad. Maybe I need to adjust my expectations or my budget upwards for something newer.
Sahi keh rahe ho. I almost booked a flat there a couple of years back. The agent showed me pictures of a grand clubhouse which was actually a small, dusty hall. I quickly backed out. Always double-check everything on-site, especially with older projects. What about the parking situation, is it still a mess?
Oh man, parking! I saw cars parked everywhere outside the designated spots during my visit. That's a huge red flag for me. Imagine coming home late and not finding a spot. Thanks for confirming my fears.
Parking is definitely a mess. It's a common problem in many older societies in Vaishali, not just Amrapali. When the project was designed in the early 2000s, car ownership per household was much lower. Now, it's a headache.
Parking is still an issue, yes. Limited spots and visitors often struggle. It's one of the main complaints in society meetings. The total units might be 120, but the cars per unit are more than that, leading to congestion.
My parents live there, total units are 120. It's a smaller society compared to mega projects today. The green areas were never 'huge' like in brochures, but they were well-kept for a while. Now, it's just okay. The biggest plus is the location, everything is nearby. But don't expect resort-like living.
I was looking at flats in Amrapali Vaishali too, but the price range of ₹71 L – ₹1.9 Cr for a 2008 project feels a bit steep given the issues. Are there any good points at all? Like, is connectivity good or schools nearby?
The prices are definitely high for an older property with known builder issues. Current market conditions in Ghaziabad are seeing a shift towards ready-to-move, but people are also very particular about maintenance and amenities. This project might not cut it for first-time buyers like us looking for long-term value.
Connectivity is decent, being on Vaishali main road. And yes, schools like DPS and Amity are close by. But for that price, you could find better value in newer projects, even if slightly further out in Indirapuram or Crossings Republik. Don't just look at location.

Maintenance worth it? Not really, especially for the older towers. The society is struggling with funds for upgrades. Genuine home? It's a roof over your head, but the community vibe isn't what it used to be. Many original residents have moved out.
Bhai, this is Amrapali. What did you expect? Their projects are notorious for over-promising. My friend bought a flat in their Ahinsa Khand 1 project years ago, and even there, the common areas are barely maintained. The possession date for Vaishali was 2008, so it's an old project now. Expect wear and tear.
Totally agree with your observation. Brochure mein toh sab kuch bada aur open lagta hai, but reality mein space kaafi tight hai. Especially after so many years, things just feel dated. Maintenance charges are also not low for what you actually get.
