Amrapali Vaishali site visit — my honest thoughts & questions
Visited Amrapali Vaishali last weekend, amenities dekh ke laga kaafi sahi hai. Currently in a 2BHK in Indirapuram, thinking of upgrading to a 3BHK wahan. Already have a home loan, so is the price jump worth it for the actual quality? My main concern is construction quality after a few years. Jo log wahan reh rahe hain, unka experience kaisa hai regarding cracks, seepage, ya fittings ke issues? I'm honestly not sure if the initial shine lasts. Aur jo clubhouse facilities dikhate hain, woh actually use hote hain daily ya bas showpiece hain? Maintenance charges bhi high lag rahe the, but service quality uske hisaab se hai ya nahi? Matlab, is it value for money? Should I consider it for an upgrade?

Clubhouse facilities are mostly for show, true. Daily use depends on how active the community is and if the management actually maintains them. I've seen many societies where swimming pools are rarely clean or gyms have broken equipment. What about the total units, 120 hain wahan? Does that mean it's a smaller, more manageable society or can it still have maintenance issues?
U7, 120 units is relatively small for a society. Sometimes smaller communities have better RWA management and more personal attention, but it's not a guarantee. It also means the maintenance cost per unit might be higher as fixed costs are divided among fewer people. My society in Achchheja has 200 units and still struggles with maintenance sometimes.
I agree with U1, Amrapali ka naam hi problem hai. The project was completed in 2008, so it's quite old now. Construction quality for that era, especially with that builder, needs serious scrutiny. Cracks and seepage are very common in buildings of that age. Ek thorough structural audit karwao agar serious ho. Just amenities dekh ke mat lena, bhai. ₹71 L – ₹1.9 Cr is a wide range, what's your specific budget for the 3BHK?
My personal experience with an older project in Ahinsa Khand 1 taught me that initial shine fades fast. Maintenance charges can be high, but if the RWA is not strong, service quality suffers. Clubhouse facilities often end up being underutilized or poorly maintained. Jo log wahan reh rahe hain, unka RWA kaisa hai? Wo bahut important factor hai for value for money in the long run.
Yaar, Amrapali Vaishali ki location toh bahut zabardast hai. Amenities bhi achhi dikhti hain. Mujhe toh 3BHK ke liye ₹1.2 Cr ke aas paas kuch mil raha hai wahan. Kya usmein negotiation ka scope rehta hai ya fixed price hi hota hai? Upgrade ke liye, I think location is key, aur wahan convenience bahut hai.
Negotiation ka scope toh hamesha hota hai, especially with older properties. But check the actual condition, not just the amenities. Kahin repairs mein hi sara negotiation ka paisa na chala jaye. Maintenance charges kya bata rahe the aapko?
U2, ₹1.2 Cr is on the higher side for a 2008 possession project, even with good location. Ghaziabad market mein abhi kaafi naye projects bhi aa rahe hain. Negotiation toh possible hai, but check current market rates in Vaishali properly. Don't just go by asking price.

Meri ek friend ne Abhay Khand mein Amrapali ka hi ek flat liya tha, usko bahut dikkat hui thi seepage aur plumbing issues se 5-6 saal baad. Clubhouse toh shuru mein sab chamakte hain, asliyat toh maintenance se pata chalti hai. ₹71 L se ₹1.9 Cr ka range hai, uss budget mein aur options bhi dekh sakte ho, specially for a first-time buyer like us. Kya aapne builder ka track record check kiya hai?
Haan, track record is scary. But Vaishali wala project toh completed hai na? Kya usmein bhi issues hain ya sirf unke baaki projects mein? Mera budget bhi tight hai, 3BHK ke liye options limited hain Indirapuram ke paas.
U1, sahi keh rahe ho. Builder ka track record is a huge red flag for Amrapali. Bahut cases chal rahe hain inke against. Even if Vaishali project completed on time, ongoing issues elsewhere reflect badly. I'd be super cautious, especially with the age of the building.
