Ghaziabad — fed up of renting, seriously looking to buy now. Landlord raised rent again, so the EMI vs rent math finally makes sense. I'm trying to figure out what *really* impacts long-term investment value, beyond just location. Everyone talks about amenities, but do they actually drive resale or just look good on paper? For example, Amrapali Village II projects, they show fancy clubhouses. Are those used daily or just ghost facilities after a year? My biggest worry is construction quality. Heard horror stories about cracks, seepage, and fitting issues showing up after just a year or two. That impacts resale value big time, and tenant attraction. Also, maintenance charges – are we getting value for money, or is it just high for poor service? That eats into ROI.
