Just moved into my Amrapali Dream Valley flat last month. Honestly, the finishing isn't great. Found seepage in the bathroom already! Has anyone else faced this? Supertech Emerald Court was also an option. Did I make the wrong choice, yaar? Also, the maintenance charges are crazy high – like 3.5 per sqft! Kya aap logon ko pata hai if Supertech is any better on that front? I'm hearing mixed reviews. On-time delivery was a big issue with both, right? But now that we have possession, what's the real deal? Which one is better maintained after possession? Mujhe advice chahiye bhai!

Thanks for the replies, everyone! I'm in Dream Valley Phase 2, tower D, 7th floor. Security, common area, gym, swimming pool... all included in maintenance. But half the stuff isn't even working properly! I'll check the RERA details for Supertech, good idea.
Tower D? Haan, I've heard some complaints about that tower specifically. Maybe form a group with other residents and raise the issue with the builder. Unity is strength!
U1, if they aren't providing those facilities, you have a strong case to negotiate the maintenance charges. Document everything!
Kya karein bhai, Noida mein builder mafia chalta hai. We are at their mercy.
Moral of the story: Rent is better than buying in Noida. Unless you have crores to spend on a reputed builder.
U1, did you get a home inspection done before moving in? Should have caught the seepage issue then.

U11, home inspection is a good idea, but even the best inspectors can miss things. Builders are masters of hiding defects!

My uncle sold his Supertech flat in sector 75 last year. Lost a lot of money. He's now renting in Pari Chowk. Sad story, yaar.
New metro line coming up in Noida Extension. Might affect property prices positively. Keep an eye out!
Don't just compare Amrapali vs Supertech. Compare *specific projects* within those brands. Quality varies wildly.
Yaar, on-time delivery is a myth in Noida. My cousin booked in Jaypee Greens, and still fighting for possession after 10 years! Patience rakh, U1. At least you have a roof over your head.
3.5 per sqft is insane! What all does it cover? Security, common area lighting, gym? Breakdown maango unse!
Which floor are you on, U1? Seepage can be worse on lower floors. Also, corner units tend to have more issues with temperature and dampness. I learned the hard way.
Supertech ka RERA registration number check karo online. See how many complaints are pending against them. That will give you a better idea.
Good point, U14. RERA website is a lifesaver! I checked before investing in ATS. Peace of mind is priceless.
U14, RERA is helpful, but sometimes builders find loopholes. Still worth checking though.
U15, ATS is definitely better than these two. But even they have had their share of delays, no?
Maintenance charges are a scam everywhere! They promise the moon and deliver a crater. Check your agreement carefully, U1. Maybe you can fight it with the RWA. Are they providing the amenities they promised?
I bought in Supertech Cape Town in Sector 74. Possession mila tha 2018 mein. Finishing wasn't great either, but maintenance is around 2.8/sqft. Better than yours, but still high. And the clubhouse is never fully functional!
Bhai, 3.5 per sqft is daylight robbery! Amrapali toh naam hi badnaam hai. Seepage toh expected tha. Supertech ka bhi kuch khaas reputation nahi hai, but maintenance charges definitely vary between projects. Which tower are you in Dream Valley?
Don't feel too bad, U1. Both Amrapali and Supertech have given us all headaches. At least you have possession now. My friend is still waiting for his Supertech flat in Noida Extension – almost 8 years delayed!

U4, demolished fully. But the dust settled and the prices in sector 93A went up. Go figure.
U6, sentiment toh down hona hi tha! Public memory is short, but not *that* short.
