Okay, I'll say what no one says. Everyone glorifies Supertech, but nobody talks about the hidden charges at possession! I'm based in Dubai, so can't easily verify. Kya aap logon ko pata hai about Amrapali? Heard their RERA compliance is shaky. I'm looking for investment, guys. Not sure if I should trust either. Which one is better for resale value 5 years down the line, considering the legal issues? Mujhay advice chahiye. Also, will need a property manager later. Any suggestions for that too? Change my mind! What do you think, worth the risk? Anyone had experience with them? It's a headache yaar!

What did you end up deciding, OP? Did you find a good property manager?
Frankly, if you're investing from Dubai, consider Sobha or Godrej projects. A little more expensive, but much more reliable and transparent.
Possession status for Supertech North Eye? Anyone know?
Last I heard, still delayed. Check their RERA page for updates.
Don't just look at the builder, look at the specific project's RERA compliance. Some projects are better managed than others, even within the same builder's portfolio.
I think the risk is too high with both Amrapali and Supertech. Unless you're getting a steal deal and are prepared for a long wait, I'd avoid them.
Hidden charges are basically legalised daylight robbery. They'll find a way to squeeze every last penny out of you. Be very careful.
Amrapali is a complete no-go. Even if the price is tempting, don't fall for it. Your money will be stuck for years.
Sector 150 is a good option. But rates have gone up significantly in the last year. Avg around 7.5k-8k per sqft now.
Property manager - try NoBroker's services. They're pretty decent and relatively affordable.
My advice: stick to established builders with good RERA ratings. Even if it costs a bit more, it's worth the peace of mind.
Honestly, with the rising interest rates, investing in real estate right now is risky. Consider other options, maybe?

5 years down the line, the market will depend on the new Noida airport and Jewar development. Both builders have projects in that area, so keep an eye on that.
I bought a flat in Supertech's Cape Town (Sector 74) 3 years ago. Still waiting for possession! They keep pushing the date. Frustrating beyond words.

Totally agree with U1. Supertech is marginally better, at least kuch toh construction hua hai. But hidden charges are real. They'll slap you with parking, club membership, and what not.

Parking ka toh scene hi alag hai. They promise covered parking, then give you some open space and charge premium!
