I'm finally buying, fed up of renting! Amrapali and Supertech... anyone have experience with either? Heard about construction delays. Are there hidden charges later? Which one has better resale value, bhai? Mujhe advice chahiye, I'm so confused. What do you think? Should I consider something else completely?

My suggestion? Stay away from both. Explore other options. There are better builders out there, even if they are a bit more expensive.

Builder ne phir se date extend kar diya lol. This is the story of my life. I'm starting to think I'll never get my apartment.
Be careful - some of these builders have multiple delayed projects. Check their track record before you book anything. RERA website has all the details.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and a gym, still waiting for it after 5 years!
Honestly, with the current market rates rising, maybe renting for a bit longer and saving more is a better option? Think long term.

Gurgaon is more expensive, U17. But it has better infrastructure and more reliable builders. Depends on your budget and risk appetite.
U17, Noida Extension is cheaper, but the risk is higher. Gurgaon is generally safer, but do your research there too!
Sector 150 is a good option, if you're looking for something relatively newer. Prices have gone up recently though, because of the new metro line.
Possession status kya hai? Which project are you considering? That's the most important question.
Don't forget to factor in the registry charges! It's a significant expense. Budget accordingly.
Before you finalize anything, check the RERA registration number and the completion certificate. Don't trust what the builder says. Verify everything yourself.
Mera bhi same experience tha 2 years ago. I was so confused between these two. Ended up buying in Mahagun Moderne. Slightly more expensive, but worth it for the peace of mind.
Hidden charges toh sab mein hote hai yaar. Parking, club membership, maintenance... they'll find ways to squeeze more money out of you. Negotiate hard!

Bhai, even after negotiation, they'll come up with some 'development charges' later. It's a never-ending story.
I'd suggest looking at ATS or Godrej. Little pricier, but at least you have peace of mind. They generally deliver on time.
Sector 74 mein Supertech ka project dekha tha, Emerald Court. Looked decent, but the reviews online are scary. Anyone has firsthand experience?
Emerald Court is old news, bhai. That's the one where the buildings were ordered to be demolished! Stay far away.
Haan exactly, demolition order is still in effect I believe. Google it, U9.
U9, Emerald Court is a legal mess. Don't even consider it unless you want a massive headache.
Amrapali aur Supertech? Bhai, dono hi problematic hai. Delay toh pakka milega. Which project are you looking at specifically? That makes a big difference.
Totally agree with U1. Both have a history of delays. Supertech is slightly better, maybe, but still risky. Hidden charges toh har builder nikalta hai, prepare for that.
Resale value is a big question mark with both. Depends on the location and the project completion status. What's your budget? Maybe we can suggest alternatives?
I invested in Amrapali Sapphire back in 2010. Still waiting for possession! Paisa doob gaya lagta hai. Don't even think about it, seriously. Run away!
U4, have you tried filing a case with RERA? Heard some people are getting some relief that way.
