Okay, I'll say what nobody wants to. Amrapali's reputation is totally shot, sahi? Supertech bhi kuch khaas nahi hai, tbh. I'm based in Dubai, so can't easily check construction quality myself. Has anyone experienced hidden charges with either builder? I'm worried about RERA compliance. Which one is less likely to land me in legal trouble, yaar? Mujhe advice chahiye! Change my mind, please.

Based on everyone's feedback, it seems like both builders are a gamble. Do thorough research before investing your hard-earned money. All the best!
OP, which sector are you targeting? That will help us give you more specific advice.
Supertech ka Eco Village mein kya scene hai kisi ko pata hai? I'm considering it.
Eco Village is a HUGE project. Lots of phases. Some are good, some are delayed. Check each phase separately.
Eco Village mein basic amenities bhi dhang se nahi hain. Roads are bad, streetlights don't work. Think twice.
U8, Eco Village is value for money, but don't expect luxury. It's a budget option.
So, OP, what did you decide? Amrapali or Supertech? Just kidding! Seriously though, I hope you're leaning towards neither after reading all this.
Honestly, both Amrapali and Supertech are red flags. If you're not in a hurry, wait for the market to correct a bit. Rates are inflated right now because of the new Jewar airport news.
Jewar airport is still years away! Don't base your investment decisions on that. Speculation is driving the prices up.
U1, good point about the Jewar airport effect. It's all hype right now. Better to be cautious.
U1, Noida Extension mein bhi rates badh gaye hain because of Jewar. It's crazy!
I bought a resale flat in Sector 93A. Much safer option. At least I could see what I was getting. No builder hassles.
My advice: stick to established builders with a good track record, even if it means paying a bit more. Peace of mind is priceless.
Haan, Sector 150 is good. But rates are crazy high. 8k-9k per sq ft. Not everyone can afford it.
Which price range are you looking at, OP? That will help narrow down the options. And what's your investment horizon?
RERA registration number check karna is very important. Also, google the builder's name + 'complaints'. You'll find a lot of useful information.
I had a friend who booked in Supertech North Eye. Promised possession in 2016. Still waiting! He's fighting a legal battle now. Be very, very careful.
North Eye is a disaster zone! Avoid at all costs. That project is a black hole.
U9, 5 saal delay?! That's insane! Which tower? I'm considering Cape Town, Sector 74.
Sector 74 is generally good location-wise, but Supertech... think twice. Metro connectivity is good though. Property rates have gone up because of that.
U10, Tower A. And even after possession, there are so many pending issues. Clubhouse is still not fully functional. Maintenance charges are high. Think carefully.
U10, Check RERA website for Cape Town Phase 2. See how many complaints are pending. That will give you a real picture.
Amrapali toh bhool jao. Supreme Court is involved. Supertech... check the specific project's RERA registration and completion date. Also, physically visit the site if possible, even if you need a friend to do it for you.
Sector 150 mein kuch ache options hain. Thoda premium hai, but better builders. Look at Godrej or Tata. Peace of mind is worth the extra money.
Hidden charges toh dono mein milenge, bhai. It's part of the game. But RERA compliance is the bigger issue. Supertech projects mein bhi kaafi delays hain. Which project are you looking at specifically?
U3, true that. Hidden charges are a given. But *kitna* hidden charge? That's the question. I heard Supertech Emerald Court demolition affected their reputation badly. Investor sentiment down hai.
Emerald Court was a different issue, yaar. Illegal construction tha. It doesn't directly reflect on their other projects' RERA compliance, but it does show their ethics, right?
U5, ethics ka toh door door tak koi connection nahi hai Noida builders ke saath. lol. But seriously, Emerald Court was a big blow. It spooked a lot of investors.
U4, investor sentiment toh sabhi builders ke liye down hai aajkal. Market hi slow hai. But Supertech has more baggage than others.
Exactly U5, ethics is the key word here. Court orders are one thing, but blatantly flouting rules shows their intent.
I bought in Supertech Cape Town in 2014. Possession mila 2019 mein. 5 saal delay! And quality is pathetic. Bathroom fittings are rusting already. Avoid!
Bhai, Dubai se ho aur Noida mein invest karna hai? Risky game hai yeh! Amrapali toh completely gone case hai. Supertech... *sigh*... RERA compliance is a lottery with them. Hidden charges toh pakka milenge. Prepare for the worst.
Totally agree with U1. Amrapali ka toh naam bhi mat lo. Supertech mein I know people who are still fighting for possession. Better to look elsewhere agar peace of mind chahiye toh.
