Okay Noida walon, Amrapali aur Supertech ke baare mein kya opinion hai? I'm thinking of investing, but confused. Heard some horror stories about possession delays and hidden charges. Has anyone experienced this firsthand, especially recently? Which one is better in terms of actual construction quality, not just marketing promises? Kya aap logon ko pata hai about their RERA compliance? I'm worried about legal issues later on. Also, resale value ka kya scene hai after 5 years? Which builder gives better ROI, I mean, is it worth the risk? Mujhe advice chahiye yaar, I'm so confused. Don't want to regret this decision later. What do you think?

My two cents: Amrapali is a definite no-no. Supertech is risky, but do your due diligence. Look at other options if possible. Good luck!

Hidden charges toh har builder lagaata hai bhai. Parking, club membership, maintenance...sab kuch calculate karo before finalizing the deal.

Mera ek friend ka Supertech North Eye mein flat hai. He's been trying to sell it for a year now. Koi achha offer nahi mil raha.

U19, I got possession last year, but as I said, the quality is subpar. Be prepared for extra expenses on repairs and upgrades.
U19, Depends on the tower. Some are delayed, some are ready. Check with the builder directly (though they might lie).
U19, RERA website pe project ka RERA number daal ke dekho. Wahan se official information milegi.
I bought a flat in Sector 74, Supertech Cape Town, a few years back. Possession mila, but finishing quality is pathetic. Cheap materials used everywhere.
Resale value ka scene is directly proportional to location and builder reputation. Bad builder = low resale. Sector 150 is doing better because of the sports city concept and better connectivity.
Kya ROI expect kar rahe ho? Real estate is not a quick buck scheme anymore. 5-7% annual appreciation is good these days.
Amrapali toh bhool jao. Supertech bhi risky hai. Look at other builders like ATS, Godrej, or even some smaller but reputable local developers.

I invested in Supertech Emerald Court way back. Still fighting for my refund. Court cases, delay tactics...it's a nightmare. Avoid at all costs.

Honestly, both have a bad reputation. But if you *have* to choose, I'd lean towards Supertech... maybe. Their newer projects, post-RERA, *seem* better. But that's just what I've heard.

Bhai, you're not alone! Amrapali and Supertech, dono ne rulaya hai Noida ko. I'd say do your homework thoroughly. Don't just fall for the glossy brochures.
Totally agree with U1. It's a minefield out there. Amrapali toh almost bankrupt ho gayi thi na? Supertech ka bhi kuch projects mein issues chal rahe hain.
