Noida mein, after Amrapali fiasco, I'm extra cautious. Supertech's situation makes me nervous. My wife wants a 3BHK near good schools. But builder ka track record is key. Should I only consider completed projects to avoid getting burned? Any thoughts?

Completed projects are safer, but even then, check for hidden costs and maintenance charges. They can be a killer!
Thanks everyone for the valuable insights! Seems like completed projects are the safest bet, even with the premium. Will focus my search there. Let's see what happens next.
Rising interest rates are making it even harder to justify buying right now. Maybe wait a bit and see if the market cools down?
Don't forget to check the amenities completion status. I made the mistake of assuming everything would be ready, but the swimming pool is still not functional after 2 years!
Another important point: check the builder-buyer agreement carefully. Get a lawyer to review it.
New metro line is coming up, that might impact prices in some areas. Keep that in mind.
One thing I learned: Don't trust the sales guys. They'll say anything to get you to book. Verify everything independently.
My friend bought in a project in Noida Extension. Possession mila kya? Still waiting, it's been 4 years!
Noida Extension is a gamble. Some projects are good, some are stuck. Due diligence is crucial.
4 years! That's insane. RERA mein complaint karo.
Builder ne phir se date extend kar diya lol. This is the story of every project in Noida.
I bought in 2018 in Sector 93. Luckily, the project was completed on time. But I still regret not doing more research on the builder's past performance. Lesson learned.
Mera bhi same experience tha 2 years ago. Was about to book in a project in Sector 75, but then I found out about their other delayed projects. Dodged a bullet!
Supertech is scary, I agree. But some of the smaller builders might be good options too. Just need to do your homework.
Which sector are you looking at? That makes a big difference. Some sectors are better than others in terms of infrastructure and builder reputation.
Sector 150 is good, but expensive. Sector 78 has some decent options too, but traffic is a killer.
RERA registration number check karo before anything else. That's the first step. And read the fine print!
What's your budget? That will narrow down your options significantly. 3BHK in a good location near good schools won't be cheap.
Bhai, this is so true. Amrapali ne sabki aakhen khol di. I'm also looking for a flat, but only considering ready-to-move-in.
Completed projects are definitely the way to go. Less risk, you can see exactly what you're getting. But be prepared to pay more.
Exactly! That premium is the cost of peace of mind. Worth it IMO.
True, but the premium is insane right now. Sector 150 ka rates dekho, it's jumped like crazy.
Don't just look at completed projects, look at the builder's other projects too. Are they delayed? What's the quality like? Talk to residents.

Totally agree yaar. Completed projects are safer, but you pay a premium. Rent pe reh lo thoda time, but don't jump into anything without proper due diligence.
