Okay I'll be honest – I'm based in Dubai and buying property in Noida is stressing me out. Can't do a site visit myself. I'm looking at Amrapali Green Valley and Cloud Ville. Has anyone actually received possession? Heard they had massive delays. I'm worried about legal issues since I need a property manager, power of attorney and all that. Is the resale value any good after all the delays? Honestly not sure if it's worth the risk. Any experiences?

Honestly, I'd advise against Amrapali. There are better options available, even if they are slightly more expensive. Peace of mind is priceless.

I think he's referring to Dream Valley, Leisure Valley and Centurian Park. All are significantly delayed.
Centurian Park toh almost abandoned lagta hai. Went there last year, pura jungle bana hua tha.

Totally agree yaar. Amrapali ka naam sunte hi darr lagta hai. My cousin booked in Dream Valley years ago, still waiting for possession. Better to look at ATS or Godrej. Thoda expensive hai but peace of mind toh rahega.

Rate seems high. Sector 150 mein better options mil jayenge at that rate. Check out Godrej Woods, it's premium but worth it if you're looking at long-term investment.
Godrej Woods is definitely a better bet, but compare the appreciation potential between Sector 150 and where Amrapali projects are first. Sometimes the 'risky' bets pay off more, but you have to do your homework.
U3, last I checked, Green Valley mein possession is still a major issue. Some towers are ready, but not all. Rate depends on the tower and floor, but expect around 5.5k-6k per sq ft.
U4 is right. Possession is patchy. And even if you get it, maintenance charges are a killer. Check that out before you commit.
