Heard Amrapali kaafi bura phase mein tha. Kids have moved out, and honestly don't need such a big place anymore. Thinking of selling our current property and downsizing to a smaller flat in Noida. Need something manageable, near a hospital. Seen some older Amrapali projects, Amrapali Green Valley types. But I'm worried about construction quality. Kisi ko pata hai plaster cracks or seepage ka scene kya hai inke projects mein? And what about hidden charges at possession? PLC vagarah kitna lagate hain? Honestly not sure if I should consider them, even if the price seems good. Resale value bhi toh matter karega, right?

NBCC is definitely an improvement, but still proceed with caution. They're dealing with a huge mess.

Sector 150 ka avg rate 7k/sqft hai abhi. You can find decent resale options there, but it's further from the hospital you mentioned.

I bought in Sector 45 (Amrapali Sapphire) back in 2014. Possession delayed by 4 years! The apartment itself is okay-ish, but the common areas are poorly maintained. Regret my decision every day.

RERA registration number check karo before you finalize anything. At least you'll know if the project is legally compliant (on paper, at least).
Current market conditions are crazy! Rates are rising in Noida, especially near the metro line. Amrapali might seem cheap, but it's cheap for a reason.
True, the metro extension has really bumped up prices in many sectors. Sector 143 is seeing a lot of activity.
But even with rising rates, Amrapali's appreciation will be lower than other builders, I think.
Plaster cracks and seepage toh standard feature hai Amrapali projects mein, unfortunately. Hidden charges ka toh mat poocho. PLC, club membership, parking... sab kuch add kar dete hain at the last minute.
Exactly! Mera bhi same experience tha 2 years ago. They tried to charge me extra for 'external development charges' which were already included in the agreement! Fight karna pada tha.

Sector 76 mein Max Hospital ke paas dekho. Thoda premium hoga, but peace of mind toh milega.
