Okay I'll be honest — I work in real estate but buying for myself is a whole different ballgame. I'm looking at Elite X (upcoming) vs Amrapali Pan Oasis (ready) in Greater Noida. Elite X's upcoming status feels risky, especially with current market vibes. Pan Oasis is ready, but Amrapali's past makes me question the 'total cost of ownership' and hidden charges. What about the actual carpet area vs super area? What's the community's take on which offers better value long-term? Off the record, which would you pick?

Yaar, Amrapali Pan Oasis toh Noida Extension mein kaafi time se hai. Maine suna hai ki possession milne ke baad bhi maintenance charges aur hidden costs kaafi high hote hain.
Bhai, Amrapali ka naam sunte hi darr lagta hai. Pan Oasis ready hai, but unka track record... pata nahi kitne extra charges laga denge baad mein. Totally relate to your dilemma. Elite X ka price range bhi bohot high hai for a first-time buyer.
