Amrapali's Sector 73 projects are a massive risk, right?

I'm based in Dubai and looking to invest in Noida. Sector 73 seemed ok, especially some of the Amrapali Dream Valley projects. But I'm hearing horror stories about possession delays. Anyone actually living there? How bad is it? I can't physically check myself so relying on you guys. Honestly not sure if I should even consider it. The prices look tempting, but what's the point if I can't rent it out for years? Need a property manager too, any recommendations? And what about legal stuff? Heard Amrapali had some issues. Is it even safe to buy there now? Maybe resale is better? Power of attorney will be needed for everything... So confused, koi batao sahi se!
