Secondary market deals in Chandigarh are a whole different beast than new launches. I work in real estate, but buying for myself in Sector 24C has been an eye-opener. I'm looking at a 3BHK, around ₹1.8Cr. Sellers seem really firm. Is it just me, or do you guys find more negotiation room on resales compared to builder spot discounts? I've seen builders like Sushma offer decent spot cuts sometimes. What's the real ground reality for an investor trying to maximize a deal?
