Anand Nagar — builder rental yield projections are always high, right? I'm in RE, but buying for myself. Shree Krishna Associates bol rahe 4% possible hai. ₹78L ke 2BHK pe Pune mein sach mein kitna milta hai?

Anand Nagar mein kaafi projects hain. Kya kisi ne actual rental income dekha hai wahan pe? Builder ke brochures pe toh bharosa nahi hota. I'm also eyeing a property there, but these high yield promises make me nervous.
Haan yaar, 78L toh bahut badi investment hai. Agar rent itna kam aayega toh EMI kaise manage hogi? Budget ka darr lag raha hai.
Realistically, for a 2BHK in Anand Nagar for 78L, you're looking at a maximum rental of ₹18,000-₹22,000 per month, assuming it's a good society with amenities. That puts your yield closer to 2.7-3.3% pre-maintenance and taxes. Shree Krishna Associates ka track record toh theek hai, but 4% is a stretch in the current Pune market. RERA filings mein bhi ye projections nahi dikhte.
Totally agree with you. I remember looking at a project near Hadapsar two years ago, and they were quoting similar figures. End mein, real yield मुश्किल se 2.5-3% nikla. It's usually a marketing gimmick.
Bhai, 4% rental yield in Pune on a 78L 2BHK? That sounds super optimistic. Builders always inflate these numbers to make projects look more appealing. Be careful!
