Brochure mein jo amenities dikhate hain, possession ke time woh sab actually milte hain kya? Yaar, construction quality ka kya scene hai? Cracks, seepage issues toh nahi aate ek-do saal mein? Hidden costs are real! Stamp duty, registration, IFMS, club membership... sab milake 10-15% extra lag jaata hai. Factor that into your budget, else you'll be shocked at possession.
The problem is, even with RERA, delays are common. My friend's project near Baliawas was delayed by almost 2 years, even with a RERA number. Compensation was minimal.
I visited their site office. They showed some really fancy renders of the clubhouse and common areas. But ek dost ne bataya ki builders often cut corners on common amenities once sales targets are met. Is it true?

Dekho, yeh project abhi ONGOING hai aur possession date 2030-03-01 hai. Itni lambi waiting hai, pata nahi kya hoga tab tak. RERA number RC/REP/HARERA/GGM/785/517/2024/12 hai, which is good. But 6.7 Cr – 8.5 Cr is a huge amount for an under-construction property.
