My cousin booked a flat with a similar builder near Airport Road (Gurgaon side) a few years back. The initial promises were grand – smart home features, imported fittings, the works. 3 crore for just 4 units? That sounds super exclusive, but also a bit risky, no? What if there are issues and only a few owners to share the burden of fixing them? Plus, the price range is quite high for a first home, especially with only 4 units. Makes me wonder if it's more for investors than actual residents, or if the maintenance will be a killer.

Exactly! Limited units mean less community power to push the builder for fixes. And the maintenance charges could be astronomical if divided among just 4 families. Haan bhai, amenities ka toh bas naam hota hai. Real mein kuch nahi milta time pe. Quality check karna bahut zaroori hai, especially for a completed project like this.
Totally understand your concern! Construction quality is HUGE for resale. If word gets out about shoddy work, buyers will stay away or demand big discounts. Maintenance costs can also skyrocket with poor build quality – think plumbing issues, seepage, etc. As for amenities, in my experience, a lot of builders cut corners or delay delivery. Always check the RERA documents for promised timelines and actual specifications. My friend bought in a project near Badshahpur and the swimming pool was ready only 2 years post-possession!
