Ansal Aastha: Investment potential confusion

Ansal Aastha Mig Zone mein capital appreciation ka potential ab kam lag raha hai. I'm currently in a 2BHK and eyeing a 3BHK there for investment. Completed project hai, toh rental yield kitna mil raha hai aajkal? What about resale liquidity in 5 years? Is it worth the premium over other areas? Yaar, exit strategy thodi clear nahi hai.
