Ansal Aastha Mig Zone amenities: what's the real story?

Honestly, I'm just fed up of renting in Rajkot. My landlord raised rent again near Kalawad Road, so I'm finally taking the plunge. I'm eyeing a 2BHK at Ansal Aastha Mig Zone, around ₹65L. The brochure promised great amenities, but I hear mixed things. Are they actually delivered as promised, or poorly maintained later? Not sure if it's gossip or if Ansal API struggles post-possession. What about maintenance charges at Ansal Aastha Mig Zone on 150 Feet Ring Road? Are they reasonable, or do they keep hiking them? Anyone there, what's your real experience? Should I still consider it?
