Ansal Aastha Mig Zone: Are the amenities and build quality worth the investor risk?
Budget finalised, loan pre-approved — now stuck on which sector. I'm looking at Ansal Aastha Mig Zone in Rajkot. From my experience, promised amenities often aren't delivered, or quality is poor. Does anyone have insights on their clubhouse and sports facilities? Are they actually used, or just paper amenities driving up prices without real ROI? Also, how's the construction quality after a year? Cracks or seepage affect tenant appeal and maintenance costs, killing long-term yield. Any real feedback helps.

Yaar, ye builders ka toh pura business model hi hai false promises pe. Ansal Aastha Mig Zone mein bhi amenities ke naam pe sirf brochure dikhate hain. RERA number UPRERAPRJ5670 toh hai, aur possession date 2022-06-01 dikha raha hai, but after a year, what's the ground reality? Clubhouse aur sports facilities kitni functional hain? Koi actual user batao please.

Totally agree with your point about false promises! My cousin bought in another Ansal project near Krishna Kunj years ago, same story. Amenities were half-baked. Price range ₹29 L – ₹30 L for Ansal Aastha sounds okay, but if amenities aren't there, it's just a basic flat.
