Since I bought Ansal Aastha Mig Zone last year, I'm seriously frustrated with this investment. I'm based in Dubai, so managing it from afar is a real headache. The rental income is way below what I expected, barely ₹8,000-9,000 for a 1 BHK. Finding a reliable property manager has been impossible. Ab toh lagta hai resale hi best option hai, but market mein koi buyer hi nahi mil raha. It feels like a ghost society, mostly investors, which kills end-user demand. Mera capital appreciation ka plan toh gaya. Anyone else facing similar issues with Ansal Aastha Mig Zone's resale liquidity in Rajkot? How do you guys manage property sales from abroad without being there?

Dubai se manage karna toh double headache hai. You need a very strong local network. Have you tried hiring a professional property management firm in Rajkot? Or at least a trustworthy local agent to handle viewings and negotiations? Areas like Krishna Kunj have good local agents who deal with rentals and resales for people living abroad. They charge a commission, but it might be worth it to save you the mental agony.
Sunke hi darr lag raha hai. I was looking at properties in the ₹29 L – ₹30 L range, and Ansal Aastha was one option. But if liquidity ka issue hai toh this is a big red flag for a first-time buyer like me. Is builder pe bharosa karna risky hai kya?
U7, Ansal Aastha Mig Zone ka RERA number UPRERAPRJ5670 hai. Aur possession date 2022-06-01 thi. Sab official hai, but still, market mein buyer nahi mil raha. It's frustrating to see that even after official possession, the real problems start.
U6 is right. Due diligence is key. What's the RERA number for this project? Aur possession kab mila tha, exact date?
U5, Ansal ka naam toh suna hai. Mere ek friend ne bhi ek Ansal project mein invest kiya tha Hyderabad mein, usko bhi bahut delay aur quality issues face karne pade. Jab tak project COMPLETED na ho jaaye aur RERA number verify na ho, tab tak toh soch samajh ke hi paise lagane chahiye. Ab toh lagta hai small builders se bhi darr lagta hai.

Main toh Rajkot mein hi rehta hu, but even for me, finding good tenants and managing the property has been a struggle. Rental income ka toh poora game hi bigad gaya hai. I was hoping for at least ₹12-15k for a 1 BHK, but ₹8-9k is just sad. Resale ka sunke toh aur darr lag raha hai.
U2, Ansal Aastha Mig Zone is near Ring Road, quite close to areas like Krishna Kunj actually. Builder ka track record mixed hai, Ansal ke kuch projects toh theek hain but kuch mein delays aur quality issues rahe hain. Rajkot mein abhi end-user demand thodi slow hai, especially for projects jo city center se thode bahar hain. Resale mein buyers milna tough ho gaya hai, especially agar project mein amenities aur community feeling na ho.
Totally agree with the ghost society part. My cousin bought a flat in a similar project near Krishna Kunj a few years back, thinking it's a prime location. Uska bhi same issue hai, mostly investors, koi family rehti hi nahi. Kids ke liye playground bhi empty rehta hai. Is Ansal Aastha ka possession toh 2022-06-01 ko ho gaya tha na? Abhi tak end-users kyu nahi aa rahe, samajh nahi aata.
Sahi kaha U1! Mera bhi capital appreciation ka dream tha but ab toh lagta hai bas investment safe reh jaye. Yeh Ansal Aastha kaunsi area mein hai Rajkot mein? Aur builder ka track record kaisa hai, any idea?
