Ansal Aastha Mig Zone: Is the carpet area a deal-breaker?

₹70 lakh for a 2BHK in Ansal Aastha Mig Zone is what I'm looking at, but I'm getting really frustrated with the carpet area numbers. I work in real estate, I know the drill, but the difference between advertised super area and actual carpet area here feels huge. Did anyone else buying from Ansal API in Rajkot notice this? Also, what's their post-possession maintenance like? Are the charges fair or do they spring surprises? Just need honest opinions before I commit.
