Just got possession of my Ansal Aastha Mig Zone flat last month, finally shifted in. Investor mindset se liya tha, but ab thoda ground reality check ho raha hai. Rajkot mein Ansal Aastha mein actual rental yield kitni nikal jaati hai? Mujhe lag raha hai society mein kaafi flats empty hain, maybe investors ne hold rakhe hain ya phir end-users kam hain. Is it becoming a ghost society, ya meri overthinking hai? Kya koi yahan rehta hai jo bata sake end-user ratio kaisa hai? Aur long-term capital appreciation ka kya scene hai? Next 5-7 saal mein koi decent jump expect kar sakte hain kya? Resale market mein liquidity kaisi hai? Thoda input milega toh sahi rahega, thanks!

Same pinch yaar! My friend also bought in Ansal Aastha, not MIG but HIG zone, possession 2022-06-01 ke time hi mila tha. He's been struggling to rent it out for more than 8k-9k. And that too after a lot of negotiation. Uski society mein bhi same haal hai, lots of empty flats. End-user toh bahut kam dikhte hain, mostly investment properties hain. Liquidity toh bhool jao abhi, koi buyer nahi mil raha hai decent price pe. This UPRERAPRJ5670 number was of little help when it came to ground reality.

Bhai, congratulations on possession! But honestly, Ansal ka track record Rajkot mein kuch khaas nahi raha hai. Especially Ansal Aastha ke baare mein kaafi sunne ko mila hai ki occupancy issues hain. ₹29-30L for a flat there, thoda overvalued lagta hai for the current market. Rental yield toh mushkil se 2-3% nikalegi I guess.
