Spent the whole Sunday checking out options on Kalawad Road for a 3BHK. Currently in a 2BHK, so thinking of upgrading, but honestly, Ansal API ka Ansal Aastha Mig Zone mein jo experience hua, I'm just frustrated. We heard about their delays, but the possession experience was something else. Brochure mein jo amenities dikhaye the, woh toh theek hai, but handover ke time so many things were incomplete. Phir post-possession maintenance charges itne high hain, samajh nahi aa raha ki yeh justified hai ya nahi. Builder ki taraf se RWA formation mein bhi help nahi mil rahi. Is it just me or Ansal API Rajkot projects mein sabko yeh issue aata hai? Kya karein, how to deal with these charges?

Rajkot real estate market mein abhi waise hi sentiment thoda down hai, aur aise builder issues toh buyers ka confidence aur tod dete hain. First-time buyers ke liye ye bahut badi investment hoti hai, aur jab builder aise behave kare toh it's a huge risk. Always check RERA filings and past project reviews before committing, especially with older builders.
Bhai, Ansal API ka track record toh 1967 se hi shaky raha hai, not just in Rajkot. My uncle had a plot with them in Krishna Kunj, and even there, the documentation and handover process was a mess. They are a big name, HQ in New Delhi, but local execution seems to be a consistent problem. They promise premium but deliver average, and then expect premium maintenance. It's a classic case of over-promising and under-delivering. We almost booked a 2BHK with them near Kalawad Road last year, glad we backed out.
Yaar, high maintenance charges toh har naye project mein problem hai. Ansal API se aur kya expect karein?
Totally feel you yaar! Ansal API ka naam sunke toh pehle se hi darr lagta hai. My cousin booked in one of their Ahmedabad projects a few years back, similar story. Brochure mein they promise the world – swimming pool, gym, landscaped gardens – but possession ke time adha kaam pending hota hai. And then these maintenance charges, it's like a never-ending saga. Rajkot mein bhi yahi haal hai sunke aur tension ho rahi hai. It's so frustrating for first-time buyers like us, who put their life savings into this.
Haan bhai, RERA bhi kuch khaas help nahi kar raha aise cases mein sometimes.
Totally relate, U1! My brother faced similar issues with another builder in Surat, but Ansal API ka toh naam hi kharab hai for delays and quality. Brochure mein jo dikhate hain, woh real life mein kabhi nahi milta.
