₹29.40 L for Ansal Aastha Mig Zone is what I'm seeing for a 2BHK. I'm based in Dubai and can't do a site inspection myself, so relying on community insights. This project is completed, but I'm really worried about the resale market liquidity. What's the investor vs. end-user ratio like there? Don't want a ghost society when I need to sell in 5-7 years. Also, how hard is it to find a reliable property manager for rental income? Any thoughts on long-term capital appreciation potential?

Property manager ka issue bahut real hai, especially for rental income. Main bhi first-time buyer hoon
Bhai, ye project completed hai as per RERA (UPRERAPRJ5670), possession 2022-06-01 se hai. So, technically ready to move hai. But mere ek dost ne Ansal ke dusre project mein book kiya tha, bahut late hua tha. Yahan bhi doubt hai ki actual ground reality kya hai, RERA status toh bas paper pe hota hai.
Yahi toh problem hai. Completed projects mein agar occupancy kam ho, toh resale value down ho jaati hai. Rajkot mein bhi abhi market thoda slow hai for such projects where investors are looking to exit. End-users are very price sensitive now. Capital appreciation is a distant dream unless infrastructure develops significantly around it.
Price seems high for a completed project from Ansal, especially if it's not a prime location.
Possession 2022 ka hai toh theek hai. But what about actual residents? RERA number toh hai, but ground reality mein kitne log move in hue hain?
Dubai se dekhna mushkil hai, I understand. But ye sahi baat hai ki ghost society ka risk rehta hai. Occupancy rate kya hai wahan abhi? Koi rehta hai wahan ya sirf investors ne leke chhod diya hai?
Ansal ka toh naam hi kharab hai for many projects. Liquidity toh bhool jao, completed hone ke baad bhi kai jagah projects mein occupancy kam hai. Better to look at other options.

Exact location kya hai Ansal Aastha Mig Zone ki? Mig Zone ka naam sunke lagta hai ki thoda interior mein hoga, which affects liquidity.
Sahi kaha U2! Ansal ka track record mixed hai, especially for these older completed projects. Resales are very slow in such cases. Investor-driven projects mein yahi hota hai – end-users kam hote hain, aur sabko ek saath exit karna hota hai. Mere ek dost ne Krishna Kunj ke paas ek project mein liya tha, wahan bhi connectivity issues the aur resale mushkil ho gayi.

Totally agree on the liquidity concern. Yahi mera bhi main question hai for any property I consider.
Bhai, capital appreciation toh tab hoga jab demand ho. Abhi ₹29.40 L for a 2BHK in Ansal Aastha seems on the higher side, considering its location and the current market. Rental income bhi mushkil hai without really good, trustworthy management, especially if you're not here to supervise. Be very careful.
