Did a site visit to Ansal Aastha Mig Zone last month. Project toh completed hai, so ready-to-move units milenge. I'm eyeing it purely for investment, so capital appreciation aur resale potential pe zyada focus hai. Current price range ₹29.40 L–₹30.10 L chal raha hai. Jab launch hua tha, kya price movement hui hai? Koi bata sakta hai ki initial buyers ko kitna gain hua hai, matlab, pichhle 5 saal mein CAGR kitna raha hai roughly? Secondary market mein kitni liquidity hai, iska idea hai kisi ko? Agar 3-5 saal mein exit karna ho, toh buyer milne mein kitna time lagta hai? Meri calculations ke hisaab se, Rajkot mein appreciation thoda slow hai for completed projects, but maybe I'm missing something. Investor ratio vs end-user ka bhi koi idea hai kya? Ghost societies ka risk rehta hai sometimes. Anyone have tips on checking actual resale activity?

U1, I was also looking at Ansal Aastha Mig Zone last year. The price then was around ₹28L. So, it has gone up slightly. But the biggest red flag for me was the common areas and maintenance. They didn't seem well-maintained. For resale, presentation matters a lot. If the society doesn't look appealing, buyers will hesitate. Also, the possession date is 2022-06-01, so it's relatively new, but already showing signs of neglect? Not a good sign for long-term value.

Society was new, but builder ne RWA handover karne mein itna time lagaya aur tab tak amenities degrade ho gayi. Ab bechne jaao toh buyer haggling karta hai maintenance issues pe. Amenities develop hi nahi hui properly. Rajkot mein bhi aise cases hain, especially in projects slightly off the main areas like Krishna Kunj. Best way to check is to visit the society on a weekday evening and a weekend afternoon. Dekho kitni lights jal rahi hain, kitne log bahar hain. Aur guards se baat karo, woh asli haal bata denge.
