Dekho, for a completed project with possession in 2022-06-01, ₹29-30 L is okay, but not a steal. Rajkot market mein location bahut matter karti hai. Agar connectivity acchi hai aur amenities hain, toh appreciation ho sakta hai. But for MIG, this is on the higher side unless it's a prime location near say, Krishna Kunj, which is known to hold value. Bargain hard.
Seepage spot karna mushkil hai initially. Mere saath hua tha, ek saal baad baarish mein poore ghar mein walls se paani tapakne laga. Builder ne plaster kar diya tha to hide it. Check the exterior walls for any fresh paint patches or unevenness. Also, ask neighbors if possible, who have already moved in. Kuch log bolte hain Rajkot mein construction quality overall weak hai.
Site visit pe sabse pehle plumbing fixtures check karo, tap leaks, drainage slope. Walls pe dampness ya cracks dekhna. Electrical fittings ke wires ki quality, switches ki brand. Aur sabse important, jo floor plans dikhate hain, woh actual site pe kitna match karta hai. Resale value ke liye finishing bahut matter karti hai, especially kitchen aur bathroom tiles. Krishna Kunj mein bhi same issues dekhe hain.

Exactly! RERA fine lagata hai, but compensation milna mushkil ho jaata hai. Maine ek project mein dekha hai, builder ne bas cosmetic changes kiye to pass RERA checks. Quality andar se kharab thi, especially plumbing.
RERA helps, but it's not a magic bullet. Delays still happen, and quality can be subjective. Mere ek relative ne bhi ek RERA-registered project mein book kiya tha, but possession date 2022-06-01 se kaafi late mila, despite the official date.
