Ansal Aastha Mig Zone: What are the real total costs?
Was supposed to decide on upgrading my investment by last month but I'm still stuck on Ansal Aastha Mig Zone. Heard a lot about unexpected maintenance charges there. Like, what's the real total cost of ownership after you factor in everything, not just the EMI? I'm looking for decent rental yield and good ROI. My current 2BHK doesn't have such issues, so this is a huge red flag. If these hidden charges eat into profits, it completely changes the investment math. Owners, what's your actual experience with monthly outgoings? Are the RWA fees transparent? Does it affect your rental income or resale value much? Honestly, trying to figure out if the initial price point gets completely offset by recurring costs. Is it even worth it for investment now?

Mujhe bhi yahi tension hai. Rental yield ka calculation poora bigad jaata hai agar ye charges itne high ho. Jo log already reh rahe hain wahan, unka monthly outgoing kitna aata hai after all charges? Is the RWA active enough to keep things transparent?
₹3500-4000? That's quite high for a 2BHK!
RWA active toh hai, but transparency ka issue rehta hai, especially when it comes to unexpected repairs ya upgrades. Mera friend wahan rehta hai, uska monthly bill ₹3500-4000 ke beech mein aata hai, including power backup and common area maintenance. But sometimes they ask for extra for 'special repairs' jo pehle se mention nahi hote. Possession 2022-06-01 se hai, toh abhi tak settle ho jaana chahiye tha, but it's still a point of contention.
I totally get what you mean. Mera bhi yahi haal hai. I was looking at something similar near Krishna Kunj a few months back, but the 'all-inclusive' price kept changing. Ansal Aastha ka ₹29-30 L range dekh ke lagta hai, but phir jab maintenance, society charges, amenities sab add karte hain, it shoots up. How much extra are we talking about here, realistically, for these 'Mig Zone' types beyond the EMI and basic charges?
Yaar, main bhi Ansal Aastha pe nazar rakha hoon, but ye hidden costs wali baat sunke darr lag raha hai. Kya ye sach mein itna bada issue hai? RERA number toh UPRERAPRJ5670 hai, toh transparency honi chahiye na?
Exactly! RERA number hone se kya hota hai, builders ke paas toh shortcuts hote hi hain. Mere ek friend ne Krishna Kunj mein liya tha, same problem face ki thi. Later on so many small-small charges kept popping up.
Haan bhai, transparency kam hi hoti hai. Mera toh experience kharab raha hai aise cases mein. Builders bas initial cost batate hain.
