Ansal Aastha Mig Zone: What did you find at possession?
Was supposed to be settled in by now, but honestly, taking possession of my Ansal Aastha Mig Zone flat felt like a letdown. The brochure looked amazing, but when I actually got the keys, so many promised things just weren't there or were super shoddy. The 'state-of-the-art gym' is tiny with old equipment, and the 'landscaped gardens' are mostly patchy grass. They promised a proper kids' play area, but it's just a couple of swings on broken tiles. It feels like such a bait-and-switch after waiting so long for a nearly ₹30 lakh property. Did anyone else face similar issues right after possession? What did you do? Is it even worth complaining to the builder now? Ab samajh nahi aa raha if it's just me or a common problem here.

It's a common issue with many builders these days, unfortunately. They attract buyers with fancy brochures and then deliver substandard work. While complaining to the builder directly might not yield immediate results, you should definitely document everything – photos, emails, communication records. Then, as others mentioned, filing a RERA complaint (using your UPRERAPRJ5670 number) is your best bet. Also, try connecting with other owners in Ansal Aastha Mig Zone, maybe form a society or a WhatsApp group. Collective action often has more impact. I've seen groups in Krishna Kunj area do this successfully. Don't let them get away with it.
₹29-30 lakh for a flat with these issues is just too much, especially when the market conditions in Rajkot are already a bit challenging. Builders are struggling to sell, but they still compromise on quality. This kind of experience makes first-time buyers like us even more nervous. I was considering Ansal projects, but now I'm having second thoughts.
I can totally relate to your situation. I booked a flat in a different Ansal project a few years back, and it was a similar story. The 'clubhouse' was just a shed, and the 'swimming pool' was perpetually under construction. We tried complaining to the builder, but they just kept giving excuses. Eventually, we had to go through RERA (UPRERAPRJ5670 is your project's RERA number, right?) and hire a lawyer. It was a long, tedious process, but we did get some compensation for the unfinished amenities. Don't give up hope, but be prepared for a fight.
Possession date toh 2022-06-01 thi. It's been almost two years since then. Builders ko itna time milta hai finish karne ke liye. Why is it still like this?
RERA complaint online hi hoti hai. You need to register on the RERA portal, create an account, and then file a complaint detailing all the issues with supporting documents like your allotment letter, payment receipts, brochure, and photos of the current state. It takes time, but it's often the only effective way to get builders to respond. I filed one for my project in Ghaziabad, and after a few hearings, the builder was directed to complete the work within a specific timeframe. Definitely worth pursuing if the builder is unresponsive.
RERA mein complaint karne ka process kya hai exact? Online hota hai ya office jaana padta hai?
This sounds really bad, I'm sorry you're going through this. But seriously, ₹30 lakh for a flat with such issues? Did you do a proper inspection before signing off on the possession letter? Sometimes builders try to rush you through the handover process.
Bhai, you're not alone! Ansal Aastha Mig Zone ki stories sunke lagta hai sabka haal ek jaisa hai. Mera dost bhi wahi project mein hai, usne bhi same complaints kiye hain regarding amenities and finishing. Builder ne toh bas brochure mein sapne dikhaye hain, reality kuch aur hi hai. It's so frustrating after putting in so much hard-earned money.
Haan, Ansal ka track record abhi thoda iffy ho gaya hai. Jab possession mila tha, maine toh ek professional inspection karwaya tha, but even then, minor things pop up later. Unhone toh bas basic structure provide kiya, baaki sab bas 'promised' reh gaya. Jo aapne pucha tha ki inspection kiya tha kya, toh haan, kiya tha but it barely helped.
Totally agree with this! My neighbour also faced similar issues with their flat in the same project. Bahut disappointing hai.
