Hidden costs are a real trap! Stamp duty, registration, legal fees, GST... sab add hota hai. Budget 30L hai toh 3-4L extra rakh ke chalo.
U5, maintenance charges are usually around ₹2-3 per sqft in most societies. But for Ansal, sometimes they hike it up without proper justification. My friend in a different project had this issue. Make sure to get the maintenance agreement in writing before finalizing anything.
Dekho, project completed hai, RERA number UPRERAPRJ5670 bhi hai. Possession date 2022-06-01. But Ansal ka naam sunke thoda research karna banta hai. Mere ek dost ne Krishna Kunj mein liya tha, usko bahut dikkat hui thi completion mein. Yahan toh completed hai, but quality aur future maintenance ka kya? Rental yield depends on locality, Mig Zone mein demand hai kya utni?
I totally agree with U4. My uncle bought an Ansal property years ago, not this one, but he faced constant issues with water supply and common area maintenance. They took ages to fix things. Even if it's completed, check the society management thoroughly. A good RWA can make or break your living experience and future resale value. Don't just rely on the RERA number; talk to current residents.
U4, Mig Zone mein rental demand hai, but mostly for smaller families or bachelors. Yield 2-3% se zyada expect mat karna. For 29.40L, that's not great. You'll be barely covering EMI, if at all. Resale market is slow for properties that don't offer premium amenities.

U2, wahi toh problem hai. Builder ka naam sunke darr lagta hai. Although this project is completed (2022-06-01), I've heard stories about other Ansal projects. Quality issues can pop up later. Better check reviews specifically for Ansal Aastha Mig Zone. Sab theek dikhta hai, but andar ki baat pata nahi.
