Ansal Aastha: Old projects hide legal risks.
My home loan for the 2BHK is almost done, and I'm looking to upgrade to a 3BHK, maybe even a small villa. Ansal Aastha Mig Zone Rajkot I've been eyeing, seems like a good fit budget-wise, but it's an older project. Is the price jump really justified for the long run? One thing I learned is even for completed projects, checking their RERA status ya completion certificate details is crucial. Some older ones might have minor issues which can pop up later during resale. Anyone living there, is the society vibe good? Aur daily amenities, like local shops, school connectivity kaisa hai? Just wondering if the premium over my current place is really worth it.

For ₹29-30 lakhs, you can get some decent options in developing areas of Rajkot. The market is a bit slow right now, so there's room to negotiate. Don't rush into an older project unless the deal is exceptionally good. Have you checked out any other options around the Ring Road?
Just checked the RERA site for UPRERAPRJ5670. Status is 'Completed Project'. So legal side seems clear. But a completion certificate is different from RERA registration. Make sure you get to see the actual CC copy. Some builders delay that for years.
I was also looking at Ansal Aastha last year. The location is good, near Krishna Kunj, so connectivity to schools and markets is decent. But the apartments felt a bit dated compared to new constructions. The society vibe, from what I gathered, was okay, mostly families.
Dated lag raha hai toh phir renovation ka kharcha alag se. Budget-conscious buyers ke liye woh extra cost bahut impact karta hai. Better to find something newer if possible, even if it's slightly smaller.
Thanks for the Krishna Kunj reference, good to know about the location. But 'dated' is exactly my worry. I'm upgrading, so I want something fresh, not something that will feel old in another 5 years. Is the price justified for that kind of feel?
Bhai, Ansal Aastha is completed, that's a good thing. But older projects do have hidden issues sometimes, especially with maintenance or society disputes. RERA number UPRERAPRJ5670 is there, so that's a plus for legality. Price range ₹29 L – ₹30 L for a 3BHK seems okay for Rajkot these days, but depends on the exact size.
The possession date was 2022-06-01. So it's not *that* old, just a couple of years. But still, check the actual condition, wiring, plumbing. Sometimes older projects have hidden repair costs.
Haan, Ansal ka naam toh suna hai. But is it really worth 30 lakhs? Rajkot mein abhi naye projects bhi aa rahe hain same budget mein, with better amenities. I'd be nervous about an older project's resale value later on.
Exactly! My friend bought in Krishna Kunj and faced so many issues with the society once the builder handed over. Maintenance charges kept increasing without proper accounting. Ansal Aastha ka bhi check kar lena, society rules kaise hain.
