Is anyone else finding the actual usable space in Ansal Aastha Mig Zone super tight for the price? Just got possession in March, but the carpet area feels way less than what the super built-up implies. Honestly, it's impacting my rental expectations. Tenants are really picky about space for this price bracket around ₹30L. Not sure how this affects future resale or capital appreciation. Did you guys factor this in? What's your experience with the actual sqft value here? Worried about attracting good tenants long term.

Sahi kaha, U6. Rajkot market mein competitive pricing ke saath quality aur space bhi dekhni padegi. Otherwise, tenant milna mushkil ho jayega for this price point, aur resale value bhi hit hogi. Bahut tension hai.
Possession date was officially June 2022 as per RERA UPRERAPRJ5670. If you got it in March, that's already a delay from the official date mentioned on RERA. This discrepancy in carpet area is a known issue with many builders, especially when they rush to hand over. Check your agreement carefully for any clauses.
Yaar, I visited a unit there in January. Did anyone actually get the RERA carpet area mentioned, which I think was around 650 sqft for a 2BHK? I felt it was barely 500-550 sqft. How do we verify this properly? Is there any official way to measure after possession, or are we just stuck?

Yes, U4, you can get a professional surveyor to measure it. But usually, by then it's too late. The RERA carpet area is what they are legally bound to, but proving the difference can be a long fight and mentally exhausting.
U4, I measured mine with a laser measurer. It came out to be around 580 sqft, not 650! My friend in Krishna Kunj faced the exact same issue with his builder. Builders often include balcony or wall thickness in what they *show* you, which isn't true carpet area. It's a huge difference when you actually live there.

Bilkul. Humne bhi socha tha ki extra storage ban jayega, but ab lag raha hai basic furniture bhi mushkil se set hoga. Bahut tight hai space for a family.
