My advice for all first-time buyers is: check RERA status thoroughly, visit the actual flat you'd be buying (not just model), talk to existing residents if possible, and inspect the common areas. For ₹29-30 L, you deserve full clarity. Don't get swayed by fancy brochures.

Ansal ka naam sunke hi darr lagta hai. Is budget mein, main toh kahunga ki RERA-registered, ready-to-move-in flats dekho, taaki quality aur possession ka jhanjhat na ho.

Lekin Ansal Aastha Mig Zone ka RERA number toh hai UPRERAPRJ5670, aur RERA website pe status 'COMPLETED' dikha raha hai! Toh U1 ne under-construction kaise dekha? Yeh toh bahut confusing hai. Ya toh koi aur project hoga ya builder koi purana sample dikha raha hoga.
Exactly! U1, are you sure it was Ansal Aastha Mig Zone? Sometimes builders show model flats of future phases or even different projects to gauge interest. You need to cross-check the RERA number and project name carefully on site.
Jaise U3 ne pucha, Ansal Aastha Mig Zone ki official possession date toh June 1, 2022 thi. Technically, it should be completed. But Ansal ka track record Rajkot mein kuch khaas nahi raha hai, delays common hain. Quality ka toh puchho hi mat.

June 2022? That's two years ago! Builders toh aise hi dates dete hain. Mera ek friend Krishna Kunj mein ek project mein phasa hua hai, 2020 ki possession thi, abhi tak mila nahi hai. Har baar naya bahana. Isliye under-construction projects se darr lagta hai. Ansal ke baare mein toh bahut stories suni hain.

Totally agree with your point about model flats. But Ansal Aastha Mig Zone ki possession date kya thi? Aur abhi tak under-construction hai kya? Main bhi Rajkot mein first-time buy kar raha hoon, thoda nervous hoon.
Bhai, same experience! Model flat ekdum high-end furniture aur lighting ke saath dikhate hain, actual site par jaao toh haalat kharab hoti hai. Builders ka pura game hai yeh.
