Okay, I'll be honest — I work in real estate but buying for myself in Rajkot is a whole different ballgame. Everyone talks about Ansal Aastha Mig Zone being completed and ready, but I'm looking at it as an investment. My biggest concern isn't just the price, it's the RERA compliance. I know what builders don't always tell you off the record. Is the OC actually in place for all units? Does anyone have concrete info on its legal standing? Also, for a completed project, the resale market feels weirdly quiet. Is it just me, or is the investor-to-end-user ratio too high here? That always worries me about a ghost society risk. Change my mind.

Exactly! My friend almost booked in Ansal Aastha a couple of years back. They were promised possession by the official date, 2022-06-01. The RERA number UPRERAPRJ5670 is valid, but getting clear answers on OC for specific blocks is tough. Many investors
Bhai, RERA number UPRERAPRJ5670 toh hai, but on ground reality different hoti hai. Rajkot mein aise projects bahut hain jahan paper pe sab clean, but actual OC mein time lagta hai. My cousin faced something similar.

Bhai, investment ke liye toh no. End-user project lagta hai. ₹29-30L mein better options mil sakte hain agar aapko rental yield ya appreciation chahiye.
Yeah, the OC part is critical. Has anyone actually seen the Occupancy Certificate for the entire project, or is it phased? And what about the water/electricity connections – permanent or temporary?
Totally agree with the ghost society concern. Rajkot mein yeh naya trend chal raha hai, especially in areas with many new projects.
