Budget finalised, loan pre-approved, but I'm weighing Ansal Aastha Mig Zone in Rajkot. I'm based in Dubai, so can't visit easily. What's the actual rental potential there? Also, is the builder trust factor solid, and is documentation smooth for overseas investors? Any ground truth helps.

Rajkot market abhi thoda slow hai, rental yields utne high nahi mil rahe jitne pehle the. Investment ke liye long-term socho toh theek hai.
Completed toh hai, but UPRERAPRJ5670 ke under kya sab papers clear hain? Maine suna hai ki Ansal ke kuch projects mein completion certificate ya occupancy certificate ka issue rehta hai. Did anyone check the legal side properly for this specific project?
Yeah, a friend of mine had to pay extra 'penalty' later because builder didn't get OC on time. Be careful.
Exactly! I faced a similar issue with another builder in Ahmedabad. They showed 'completed' on RERA but OC was stuck for months because of some minor deviations. So, just because it's 'completed' doesn't mean it's 100% clear. You need to get someone to physically check the documents at the RERA office or with the local municipal corporation. Don't rely solely on online status.
OC/CC ka issue Ansal ke purane projects mein tha. For Ansal Aastha, since it's completed as per RERA, they *should* have it. But always good to verify, especially for an NRI.
Hey, congratulations on finalising your budget! Ansal Aastha Mig Zone is actually completed, I checked that a while ago. Possession date 2022-06-01 dikha raha hai RERA pe. For rental, if it's near areas like Krishna Kunj or major highways, you might get decent returns. But yeah, due diligence for builder is key, especially from abroad. Don't rush into it.
Krishna Kunj ke paas hai toh rental potential pakka hai. My brother has a flat there, and he gets good tenants. But yeah, for NRI, documentation is a nightmare sometimes. Make sure you have a reliable local lawyer or contact who can verify everything on ground. Builder se directly deal karne mein bahut risk hai without local presence.
2022-06-01 possession date, that's good to know. Thanks for the RERA info!
Bhai, Ansal ka naam sunte hi thoda darr lagta hai. Rajkot mein bhi unka track record bahut mixed reviews wala hai. Especially for an overseas investor, documentation mein headache ho sakta hai. Rental potential bhi location pe depend karta hai, pura Rajkot ek jaisa nahi hai.
But Ansal Aastha toh completed hai na? Wahan delays ka issue kaise hoga? Maybe old projects mein tha, but not this one.
Sahi baat hai yaar, Ansal pe bharosa karna mushkil hai. Bahut delays ki complaints aati hain.
